At Bama Bayou, can I use my unit whenever I want?

Yes. Bama Bayou unit owners can use their unit whenever they want for personal use. However, owners have the option of participating in the hotel rental program and sharing in the revenue that their unit generates. If owners choose to participate in the hotel rental program, Senate Hospitality Group (SHG), the proposed manager of the facility, asks for prior notification when the unit owner wants to use their unit. This simply informs SHG when the unit is available so they can effectively sell future group business and maximize the rental return on your unit. Unit owners may also elect to use a different rental unit management company if they choose not to rent their unit through SHG.

 

Can family members and friends use the owners unit?

Yes. With permission from the owner, anyone can use your unit. Unit owners participating in the hotel rental program will be charged a minimal housekeeping fee whenever a guest departs from their unit in order to prepare the unit for its next guest.

 

Can unit owners furnish their own unit?

Yes. However, all units at the Bama Bayou Resort and the Bald Cypress Lodge come fully furnished. If a unit is placed in the hotel rental program, the unit owner must comply with the hotel manager's interior furnishings package (including linens and house wares). If a unit owner does not wish to participate in the hotel's rental program, they may furnish the unit however they like.

 

Will unit owners and renters have the capability to direct bill?

The unit owner, who participates in SHG's management program, as well as the renter, will have what is called a Smart Card. This card will serve as an on-site credit card allowing the owner/renter to direct bill at all on-site shops, restaurants and entertainment venues. The owner/renter will not have to worry with carrying around cash or other credit cards, and they will have the opportunity to pay the final bill at check-out by utilizing the Smart Card.

 

What are the fees associated with participating in the hotel rental program?

SHG projects the management fee to be around 35% of the adjusted gross income per unit. Please note: Income generated through the Bama Bayou rental program is not pooled. Therefore, an owner at Bama Bayou will receive rental income generated from their individual unit, but not the entire rental pool. Thus, all net revenues from a particular unit will belong to that unit owner.

 

Are there additional association dues?

Yes. Each property will have its own association and association dues, as well as master association dues. These expenses will be assessed to all unit owners on a monthly basis. Association dues are also specified in condominium documents.

 

What are the additional costs that I will be responsible for as an owner?

Unit owners will be responsible for normal fees associated with owning a condominium including utilities, maintenance, painting, cleaning and any other costs as specified in the condominium documents.

 

Can I put restrictions on my unit if I participate in the hotel rental program?

Yes. For example, a unit owner can designate their unit as pet friendly or non-smoking if they choose.

 

Why did Bama Bayou choose to become a condominium / hotel?

The condominium / hotel concept allows for worry free vacationing while offering many resort amenities. It is ideal for owners who don't want to occupy the condominium year round. The owner may also benefit from having some of their expenses offset as a result of participating in the hotel rental program.
